Lennar wants to build 150 single-family homes near Homestead, marking the homebuilder’s continued wager on south Miami-Dade County’s residential market. 

The Miami-based firm proposes the project on a 21-acre site it has under contract for an undisclosed amount on the northwest corner of Southwest 316th Street and Northwest 14th Avenue, according to a Lennar application submitted to Miami-Dade on Tuesday. 

Records show an affiliate of Rancho Grande Castle Rock, a wagyu ranch, owns the property. 

Lennar seeks to rezone the land from agricultural to planned area development and seeks permission to have 13.5 percent of the site as open space, where 30 percent is required. The homebuilder wants to incorporate Walker’s Coral Castle, built in 1929 and designated as historic, into the project’s pool and cabana area. 

Lennar’s submission is for a pre-application meeting with county administration, which developers generally request to gauge input on a proposal before submitting an official application. 

Led by co-CEOs Rick Beckwitt and Jon Jaffe, Lennar is one of the nation’s largest homebuilders. Stuart Miller, son of Lennar founder Leonard Miller, stepped down from the CEO post in 2018 and remains as executive chairman. 

Lennar completed 66,400 homes last fiscal year, according to its website. 

The firm’s wagers on south Miami-Dade include a proposal for a 266-townhouse project on 20 acres at the northeast corner of Southwest 157th Avenue/Newton Road and Southwest 280th Street/Waldin Drive in Princeton; as well as for 80 single-family homes on 11-acre acres at the northwest corner of Southwest 236th Street and Southwest 133rd Avenue in Naranja. 

South Miami-Dade, which also includes the Goulds, Perrine and Leisure City neighborhoods, has a healthy supply of developable land that comes at a discount compared with sites in Miami’s urban core. 

In Leisure City, Jacksonville-based Vestcor wants to build a 590-unit multifamily project on the northwest corner of South Dixie Highway and Southwest 280th Street.
