Palm Beach County condo sales and transactions cooled in June as the recession intensified over the summer.

Brokers closed 822 condo sales for a total of $397 million in June, compared with 943 transactions for a total of $433 million in May, according to MLS data from Redin. Sales in June ranged from $62,258 to $8 million, with a median price of $280,000. Prices per square foot range from $64 to $2,449, with a median price of $238.

In May, the price range was $40,000 to $9.4 million, with a median price of $280,000. Prices per square foot ranged from $58 to $3,012, with a median of $238.

The most expensive sale in June was North Sea unit 504 at 4001 North Sea Drive in Gulfstream, which sold for $8 million. Candace Friis and Phillip Friis is listing with Corcoran and Candace Friis is representing the buyer. The transaction was priced at $2,449 psf and closed 32 days after listing.

In May, sales peaked at $9.4 million. Former Major League Baseball chief operating officer Tony Petitti sold his Seaglass unit 501 at 1500 Beach Road in Tecosta to an unnamed buyer.

By comparison, the cheapest sale in June was a second-unit Tiffany Lake at 910 East Tiffany Drive in Mangonia Park, which sold for $62,258. FCL’s Jayne Sanders represented both parties in the transaction. The apartment was on the market for four days. Selling price is $64 per square foot.
