Another developer is targeting South Austin’s trendy SoCo district for an upscale residential project.

Intracorp wants to build a seven-story building at 110 East Live Oak Street and 2105 and 2109 South Congress Avenue with about 280 luxury condominium and residential units, and 15,000 to 18,000 square feet of retail and restaurant space. report. Intracorp is also proposing five freestanding townhouses on Nickerson Street and is in the early stages of the project’s design and council approval process.

The 2.8-acre site is currently occupied by Stonebriar’s Focused Care nursing home and two auto repair shops. If approved, the apartment project would be part of a string of high-profile developments underway in the area south of the city centre. For example, Endeavor plans to transform the former Austin American-Statesman site at 305 South Capitol into a 19-acre, six-building mixed-use project with residences, offices, hotel, retail, and restaurants.

Intracorp expects longer approval times.

“These approvals are taking a long time today, maybe 18 months,” Intracorp Texas president Brad Stein told the media. “That will determine when the project will start.”

Stein added that the company has changed its original proposal and plans to make more changes over time. He said Intracorp aimed to finalize all the details by autumn and then “give the market more information and renderings”.

The project is also expected to feature amenity spaces on multiple floors, designed by Kirksey Architecture, Nudge Design and Austin architect Michael Hsu. The South River Citizens Neighborhood Association is asking the developer to dedicate a portion of the projected park land appropriation fee (estimated to cost $1 million) to improve the Triangle Park at the southeast corner of the intersection of South Congress and Live Oak.
