More price tags rivaling those in Bel Air and Malibu are popping up on the Orange County market, with Newport Coast’s 28 Tide Watch debuting as one of the most expensive listings in the county.

At $55 million, the 11,000-square-foot home at 28 Tide Watch ranks among the top five most expensive homes in Orange County. Most of the most expensive listings are in the Newport Shores neighbor, an enclave of Newport Beach that is also home to Pelican Hill Resort and neighboring Crystal Cove State Park.

Most expensive homes in Orange County include 6 Midsummer on the Newport Coast for $70 million, listed by Rex McKown and Marcy Weinstein of Compass out. 46 Deep Sea, sold by Garrett Weston of Coldwell Banker Realty, and 31 High Water, represented by McKown and Weinstein, fetched about $60 million. Another expensive home is 7 Strand Beach Drive in the neighboring town of Dana Point. Arlen Raubach of Compass puts the price on it at $55 million.

High-priced homes have found buyers in the past, but the biggest sales in the current market so far this year have hovered in the low-to-mid $30 million range. A 12,000-square-foot home at 1 Shoreridge sold in April for $34 million, a Newport Coast record, according to media reports. Another Newport Coast listing, 1 Pelican Crest Drive, sold in January for $30.6 million.

By comparison, reality TV stars Heather and Terry Dubrow sold their Chateau Dubrow for $55 million last October mansion. The Orange County record was set in 2021 when hedge fund manager Joseph Edelman bought a Laguna Beach mansion for $70 million.

Orange County’s coastal area, long considered a luxury real estate market, has seen some high profile agency The Altman Brothers and Oppenheim Group, active in Malibu and Beverly Hills, have opened offices in the Newport Beach area.

28 Tide Watch sits on over half an acre with views of Crystal Cove State Park. There is also a swimming pool, area with pizza oven and fire pit.

The mansion is owned by businessman Medhat Attalla. He bought the property for $2.2 million in 2016 when it was a vacant lot. The current home was built in 2019. Listing Agent is Weston of Coldwell Banker Realty.
