OHT Partners is bringing another multifamily project to greater Houston.

The Austin-based firm is building a five-story complex for 2825 West 11th Street, west of Houston Heights and north of the Washington Avenue corridor in the Lazybrook/Timbergove area.

Tentatively titled “11th Street Apartments,” the project will cover about 248,000 square feet and is expected to cost $39 million, according to a filing with the Texas Department of Licensing and Regulation. The number of units was not disclosed in the filing.

Austin-based architecture firm Davies Collaborative, a longtime OHT Partners partner, will lead the design. Construction is expected to begin in November, with a full expansion planned for 2025.

The project is not the first for OHT Partners, formerly known as Oden Hughes, on the northwest corner of the inner ring road.company Construction begins on Lennox Heights, a five-story, 359-unit luxury complex December in Houston Heights, just three miles from the planned 11th Street apartment site.

The firm’s development portfolio in Houston includes three completed apartment towers and two under construction in the Katy and Upper Kirby areas. The company also plans to build a $60 million multifamily project in Dallas on the site of the former Ambassador Hotel, which was destroyed by a fire in 2019.

The West 11th Street location is currently home to Forrest Manufacturing, which is also listed as a tenant on the application. A company representative said the site remains its headquarters. OHT Timbergrove, a limited partner affiliated with the firm, purchased the property in November, public records show. OHT Partners did not immediately respond to a request for comment.

Houston Heights is one of the liveliest places in the city. Known for its yuppies, artisans, hipsters and hip urbanites, Heights is one of the metro’s liveliest markets. According to Redfin, the median sale price for a home in the Highlands is $643,000. Meanwhile, rents in the neighborhood’s multifamily market have held steady, with the average rent for a one-bedroom in March at $1,655, up 3% from a year earlier, according to Zumper.
