One of Los Angeles’ busiest development neighborhoods could see another new apartment building.

a named Dariyoush Kohanof has submitted plans for a six-story apartment building at 5519 North Elmer Avenue, a few blocks north of the North Hollywood subway station. The 29,000 square foot project will include 44 units, five of which are designated as affordable housing. The affordable segment meets the city’s requirements for its popular transit-oriented neighborhoods program, in which projects benefit from density and other zoning exemptions when they are close to public transit.

Renderings for the project show a contemporary white and brown apartment building with balconies and roof terraces.

An entity tied to Kohanof purchased the 0.2-acre property in August 2020 for $1.7 million, according to property records. The property currently houses a century-old five-bedroom house, which will be demolished.

North Hollywood, especially the area around the nearby trendy Arts District, has been one of the busiest areas for new multifamily construction in the city for years. Recent proposals include a plan by Grubb Properties, a large North Carolina-based firm, rebuild movie theater Access to a 128-unit building and a project by Jacmar Companies that will Rebuild the post office Enter a 243 unit complex. This month, Koreatown commercial and residential giant Jamieson also sold a nearby office building to performers’ union SAG-AFTRA for $47 million.
