XAG Group has undertaken a major expansion of a master-planned community near Houston with its recent land acquisition.
Audubon, the company’s development in Montgomery County, has purchased 20 acres and plans to build apartments and retail.
Houston-based developer Sam Yager Inc. began planning in 2016 for the 3,000-acre community at the intersection of Highway 249 and FM 1488.
XAG is about to begin construction on a pedestrian-oriented, 30,000-square-foot, two-story retail center that is expected to be completed in early 2024.
In the second phase, XAG plans to introduce Rasha in Audubon, a multi-family community consisting of two apartment developments: Three-story garden-style buildings and four-story architecture. In total, the development will offer 326 one- to three-bedroom units.
“This hybrid mix caters to both suburban and urban living experiences,” XAG chief executive Nathaliah Naipaul said. “We want to encourage contact with nature and living in harmony.”
Audubon’s Rasha is expected to include an array of amenities across its two complexes, including a pet park, fitness center, yoga studio, party house and home movie theater. The project will also feature pedestrian paths linking residential and commercial spaces. Construction is expected to begin in the first quarter of 2025.
The apartments will join the project’s first multifamily development, Medistar Corporation’s Virtuo Audubon, which begins construction in late 2022. The nine-building project is expected to open in the first quarter of 2024.
Builders Perry Homes, Drees Homes, Anglia Homes, Newmark Homes and Empire Communities are all planning to sell single-family homes in the development and opened their first show homes last year.
More than 5,000 multifamily and single-family homes are expected to be completed over the next 12 years.
